Gov't Designates 37 Regions Across Nation as Speculative Areas

The government has designated three dozen regions across the country where property prices have risen in recent months as overheated speculative districts or areas to be adjusted. 

The Ministry of Land, Infrastructure and Transport held a review committee meeting on Thursday and determined that Uichang District in Changwon has met the criteria for becoming a overheated speculative districts. 

Thirty six other regions, including nine in Busan, seven in Daegu, five in Gwangju and one in Paju, Gyeonggi Province, were designated as areas to be adjusted, which are subject to less stringent investment regulations than overheated speculative districts. 

The decisions have lifted the number of overheated speculative districts in the nation to 49, while the number of areas to be adjusted has increased to 111. 

In overheated speculative districts, the Loan to Value ratio(LTV) for homes valued under 900 million won is restricted to 40 percent and under, and for homes valued over 900 million won to up to 20 percent. In areas to be adjusted, the comparative figures are 50 percent and 30 percent, respectively.
